New York has multiple regional listing systems. NYSAMLS helps participating professionals find and research properties, while a flat fee listing lets a seller obtain brokerage listing entry without hiring a full-service listing agent.
FlatFeeMLSNewYork.com is an independent flat fee MLS listing service. We are not affiliated with, endorsed by or partnered with NYSAMLS, the New York State Alliance of MLSs or its participating MLS organizations. This guide explains the system, not an official MLS offering.
What Is NYSAMLS?
The New York State Alliance of MLSs, commonly styled NYSAMLSs, is a regional joint venture connecting MLS environments rather than one exclusive statewide MLS. Its founding shareholder systems are Western New York Real Estate Information Services (WNYREIS, Buffalo), Upstate New York Real Estate Information Services (UNYREIS, Rochester and the surrounding Finger Lakes region) and Central New York Information Service (CNYIS, Syracuse). The alliance's shared database consolidates listings from eleven participating MLS systems: alongside the founding systems, UNYREIS's network includes the Chautauqua-Cattaraugus, Elmira-Corning, Ithaca and Otsego-Delaware MLSs, while CNYIS's network includes the Cortland, Jefferson-Lewis and Mohawk Valley MLSs. Participating brokerages and licensed subscribers use the shared listing environment subject to applicable rules.
The listing brokerage maintains the property facts, price, photos, description, showing instructions and status. Other authorized professionals search those records for buyers and market research; sellers do not receive their own professional MLS editing login.
Where Does NYSAMLS Serve?
Major regional markets on the alliance include Buffalo, Rochester, Syracuse, Utica, Watertown, Ithaca and other upstate and Southern Tier markets. Rochester and the surrounding Finger Lakes region are served through Upstate New York Real Estate Information Services (UNYREIS), one of the alliance's founding regional systems, with Monroe County at the center of that coverage area. The participating MLS network reaches counties across Western New York, the Finger Lakes, Central New York, the Mohawk Valley, the North Country and the Southern Tier — see the county list on our coverage page. That network footprint describes the broader alliance, not a blanket guarantee of listing eligibility: participation varies by local MLS, and overlapping or uncertain markets such as Broome County especially require broker confirmation of participation and listing entry from the property address.

How Does a Flat Fee Listing Get Entered?
After address confirmation, choose a package and supply the signed listing agreement, required disclosures, property facts, asking price, description, photos and showing instructions. A participating licensed brokerage reviews the materials and enters the listing under the applicable MLS rules.
- The brokerage handles MLS entry. It reviews required fields and maintains the professional listing record.
- You handle your sale. You remain responsible for showings, buyer questions and negotiations within the scope of the listing agreement.
- Changes go through the brokerage. Request price, photo or description updates rather than trying to edit the MLS yourself.
Our listing process explains the service steps, and the New York MLS listing guide covers preparation.
How Does Listing Information Reach Zillow and Realtor.com?
After brokerage entry, listing information may be distributed to Zillow, Realtor.com and other public websites under applicable permissions and data-distribution agreements. Professional MLS access, broker website display through Internet Data Exchange (IDX), and consumer portal distribution are different channels.
The alliance's shared database is distributed through the Trestle data platform under a common data license agreement. Additional participating MLS environments may include Ithaca and other regional systems; current participation, access and permitted distribution are confirmed for the property rather than assumed from a statewide label.
Each website controls its own timing, layout and inquiry routing. Updates may arrive at different times, and appearance on every website is not guaranteed. MLS data sharing does not mean a listing is separately entered into every MLS or displayed on every local public portal.
Can Sellers Change Their MLS Listing?
Yes. Send price changes, replacement photos, description corrections and showing updates to the listing brokerage. Our packages include unlimited listing changes, subject to applicable MLS rules and brokerage review.
How Much Does a NYSAMLS Listing Cost?
These are our brokerage listing-service package prices, not fees the MLS sells directly to homeowners:
- Standard, $149: 6-month listing term, up to 25 photos.
- Premium, $188: 12-month listing term, up to 50 photos, Open House Alerts included.
There is no surcharge for NYSAMLS. Compare our flat fee packages. Any buyer-agent compensation is a separate negotiated decision, not part of the package fee.
What Happens When the Property Goes Under Contract or Sells?
Notify the listing brokerage promptly when an offer is accepted, a contract falls through or the sale closes. The brokerage reviews the information and updates the MLS status according to applicable requirements. Public websites refresh on their own schedules.

Frequently Asked Questions
- Is NYSAMLS the same as Zillow?
- No. The MLS is a professional listing database. Zillow is a separate public website that may receive listing data under distribution arrangements and controls its own display.
- Does NYSAMLS exclusively cover my address?
- No. MLS service areas can overlap, and our city registry is not an exclusive boundary map. We confirm the appropriate listing environment and service availability from the exact property address.
- Is there an extra NYSAMLS surcharge?
- No. Our Standard package is $149 for 6 months with up to 25 photos. Premium is $188 for 12 months with up to 50 photos and Open House Alerts. There is no surcharge for this MLS.
- Can I enter my own MLS listing?
- Not directly through our service. A participating licensed brokerage reviews your agreement, property information and photos, then enters and maintains the listing under applicable MLS rules.
- Will every public website show my listing?
- Not necessarily. Distribution depends on permissions, data agreements and website policies. Zillow and Realtor.com control their own timing and presentation; placement on every website is not guaranteed.
- Can I change my asking price or photos?
- Yes. Send changes to the listing brokerage for review and MLS updates. Our packages include unlimited listing changes, subject to MLS rules and brokerage review.
- What happens when my property goes under contract or sells?
- Notify the listing brokerage promptly when you accept an offer, a contract falls through or the sale closes. The brokerage updates the MLS status under applicable rules; public websites refresh separately.
