How Do Manhattan / REBNY RLS Listings Work?

A plain-language guide to listing a Manhattan home, the REBNY RLS environment and how a homeowner lists through a participating brokerage.

Manhattan has its own professional listing environment. The Real Estate Board of New York's Residential Listing Service (REBNY RLS) helps participating brokerages find and research Manhattan properties, while a flat fee listing lets a seller obtain brokerage listing entry without hiring a full-service listing agent.

FlatFeeMLSNewYork.com is an independent flat fee MLS listing service. We are not affiliated with, endorsed by or partnered with REBNY or REBNY RLS. This guide explains the environment, not an official listing-system offering.

What Is REBNY RLS?

REBNY RLS is the residential listing service used by participating real estate brokerages in Manhattan (New York County). It provides a platform for publishing and researching residential listings across Manhattan's neighborhoods, from co-ops and condos to townhouses.

The listing brokerage maintains the property facts, price, photos, description, showing instructions and status. Other authorized professionals search those records for buyers and market research; sellers do not receive their own professional listing-system editing login.

Where Does Manhattan / REBNY RLS Serve?

We serve Manhattan (New York County). Placement through the applicable Manhattan listing system, including REBNY RLS where appropriate, requires an optional, separately priced MLS upgrade that is not included in the Standard or Premium package. Manhattan properties can also involve co-op or condo board requirements, so actual listing availability depends on the property's location and applicable listing-system requirements. We confirm the correct system from the exact address before accepting an order.

Manhattan is one borough within a larger New York City market where other regional systems also operate. This guide is not a claim of exclusive boundaries or a guarantee of placement. We confirm the supported system from the exact property address before accepting an order. See our New York MLS coverage page.

How Does a Flat Fee Listing Get Entered?

After address confirmation, choose a package and supply the signed listing agreement, required disclosures, property facts, asking price, description, photos and showing instructions. A participating licensed brokerage reviews the materials and enters the listing under the applicable rules.

  • The brokerage handles listing entry. It reviews required fields and maintains the professional listing record.
  • You handle your sale. You remain responsible for showings, buyer questions and negotiations within the scope of the listing agreement.
  • Changes go through the brokerage. Request price, photo or description updates rather than trying to edit the listing system yourself.

Our listing process explains the service steps, and the New York MLS listing guide covers preparation.

How Does Listing Information Reach Zillow and Realtor.com?

After brokerage entry, listing information may be distributed to Zillow, Realtor.com and other public websites under applicable permissions and data-distribution agreements. Professional listing-system access, broker website display through Internet Data Exchange (IDX), and consumer portal distribution are different channels.

Each website controls its own timing, layout and inquiry routing. Updates may arrive at different times, and appearance on every website is not guaranteed. Data sharing does not mean a listing is separately entered into every listing system or displayed on every local public portal.

Can Sellers Change Their Listing?

Yes. Send price changes, replacement photos, description corrections and showing updates to the listing brokerage. Our packages include unlimited listing changes, subject to applicable rules and brokerage review.

How Much Does a Manhattan Listing Cost?

These are our brokerage listing-service package prices, not fees the listing system sells directly to homeowners:

  • Standard, $149: 6-month listing term, up to 25 photos.
  • Premium, $188: 12-month listing term, up to 50 photos, Open House Alerts included.

Placement through the applicable Manhattan listing system, including REBNY RLS where appropriate, is not included in the Standard or Premium package. It is offered as an optional, separately priced MLS upgrade: the shared $150 Higher-Priced MLS Markets add-on, added on top of your package ($149 + $150 = $299 for Standard, $188 + $150 = $338 for Premium). Placement is not guaranteed until the broker approves your property address. Compare our flat fee packages, and contact us with your property address so we can confirm eligibility before you order. Any buyer-agent compensation is a separate negotiated decision, not part of the package fee.

What Happens When the Property Goes Under Contract or Sells?

Notify the listing brokerage promptly when an offer is accepted, a contract falls through or the sale closes. The brokerage reviews the information and updates the listing status according to applicable requirements. Public websites refresh on their own schedules.

Frequently Asked Questions

Is REBNY RLS the same as Zillow?
No. REBNY RLS is a professional listing database used by participating brokerages in Manhattan. Zillow is a separate public website that may receive listing data under distribution arrangements and controls its own display.
Is Manhattan listing-system placement included in the $149 or $188 package?
No. Placement through the applicable Manhattan listing system, including REBNY RLS where appropriate, is offered as an optional, separately priced MLS upgrade. It is not included in the $149 Standard or $188 Premium package.
How much does the Manhattan / REBNY RLS upgrade cost?
It is the shared $150 Higher-Priced MLS Markets add-on, charged on top of your package: $149 Standard + $150 = $299, or $188 Premium + $150 = $338. The $150 never replaces the package price. Placement is confirmed only after broker approval of your property address.
Can I enter my own listing into the Manhattan listing system?
Not directly through our service. A participating licensed brokerage reviews your agreement, property information and photos, then enters and maintains the listing under applicable listing-system rules.
Will every public website show my listing?
Not necessarily. Distribution depends on permissions, data agreements and website policies. Zillow and Realtor.com control their own timing and presentation; placement on every website is not guaranteed.
Can I change my asking price or photos?
Yes. Send changes to the listing brokerage for review and listing updates. Our packages include unlimited listing changes, subject to applicable rules and brokerage review.
What happens when my property goes under contract or sells?
Notify the listing brokerage promptly when you accept an offer, a contract falls through or the sale closes. The brokerage updates the listing status under applicable rules; public websites refresh separately.
