How it works

How Flat Fee MLS Works in New York

A flat fee MLS listing gives your home MLS visibility while you manage the sale. Here is how the process fits together.

  1. 1

    Choose a package

Choose from our flat fee MLS listing packages starting at $149, with Standard and Premium options available. Pick Standard or Premium and place your order online for one flat fee.

  2. 2

    Share your property details

Provide your listing information, photos and the required forms so your listing can be prepared.

  3. 3

Your home goes on the MLS

Once your listing information and required documents have been reviewed and approved by the listing broker, your property is entered into the applicable MLS. Listing information is then distributed to participating real estate websites.

  4. 4

    You manage showings and offers

You remain in control of showings, negotiations and offers. Real estate agents can access your contact information through the MLS, while public real estate websites may display brokerage contact information or their own inquiry options.

What happens after you place your order?

Submit your listing information

After purchasing your package, you'll provide the property's details, photographs and required listing documents. Complete and accurate information helps the listing broker prepare your submission for review.

Broker review and MLS activation

The listing broker reviews your submission for completeness, accuracy and applicable MLS requirements. Additional information or corrections may be requested before approval. Once approved, the property can be entered into the appropriate MLS.

Your listing on real estate websites

MLS listings may be distributed to participating consumer real estate websites, including major property-search platforms. Each website controls how it displays listing information, contact options and inquiry forms.

Changes to your listing

You can request updates to your listing information, including price adjustments, property details and listing status. Changes are processed through the listing brokerage and remain subject to applicable MLS requirements.

Showings and buyer inquiries

You remain responsible for coordinating property access and responding to inquiries. Real estate agents can access the listing's showing instructions and available contact information through the MLS.

Consumer websites may instead display the listing brokerage's contact information or their own agent inquiry forms, so not every inquiry made through those websites will come to you directly.

Offers and negotiations

You decide which offers to consider and whether to accept, reject or negotiate their terms. The listing broker provides the MLS listing service; the flat-fee package does not automatically include full-service buyer representation or negotiation on the seller's behalf.

Buyer-agent compensation

Any buyer-agent compensation is discussed and negotiated separately outside the MLS, subject to applicable requirements. Compensation offers are not included in the MLS listing.

New York

Listing in New York

New York listings are entered into the regional MLS that serves the property, such as OneKey MLS downstate, Global MLS in the Capital Region or a NYSAMLS participating system upstate. We confirm the applicable MLS from your property's exact address before preparing the listing.

Every New York listing uses the same Standard ($149) or Premium ($188) package — there is no MLS surcharge. New York sellers commonly complete a Property Condition Disclosure Statement, and the listing broker supplies and reviews the documents applicable to your property.
