The Adirondacks and the Champlain Valley of northeastern New York are served by their own regional multiple listing service, Adirondack Champlain Valley MLS. A flat fee listing lets a seller obtain brokerage listing entry without hiring a full-service listing agent.
FlatFeeMLSNewYork.com is an independent flat fee MLS listing service. We are not affiliated with, endorsed by or partnered with Adirondack Champlain Valley MLS. This guide explains the environment, not an official MLS offering.
What Is Adirondack Champlain Valley MLS?
Adirondack Champlain Valley MLS is the multiple listing service used by participating real estate brokerages across the Adirondacks and the Champlain Valley, supported by the regional REALTOR association headquartered in Plattsburgh. It provides a platform for publishing and researching residential listings across the region, from village homes and Champlain waterfront properties to lake camps and rural acreage inside the Blue Line.
The listing brokerage maintains the property facts, price, photos, description, showing instructions and status. Other authorized professionals search those records for buyers and market research; sellers do not receive their own professional MLS editing login.
Where Does Adirondack Champlain Valley MLS Serve?
Its service area centers on Clinton, Essex and Franklin counties — including Plattsburgh, Lake Placid, Saranac Lake, Malone and Tupper Lake — and extends into the interior Adirondacks in Hamilton and Herkimer counties. St. Lawrence County is served by its own independent MLS and is not part of this service area. We do not assume that every Adirondack or Champlain Valley community belongs to this MLS: coverage varies within these counties. Actual listing availability depends on the property's location and applicable MLS requirements, so we confirm the correct system from the exact address before accepting an order.
Service areas overlap in this region: Essex and Hamilton counties also appear in Global MLS coverage, and Herkimer County appears in NYSAMLS coverage. Overlapping county lists reflect shared data access and neighboring service areas, not a guarantee of direct placement in more than one system. Seeing a listing from this region inside a shared database is not the same as direct listing placement in Adirondack Champlain Valley MLS, which requires the optional upgrade. See our New York MLS coverage page.
How Does a Flat Fee Listing Get Entered?
After address confirmation, choose a package and supply the signed listing agreement, required disclosures, property facts, asking price, description, photos and showing instructions. A participating licensed brokerage reviews the materials and enters the listing under the applicable rules.
- The brokerage handles listing entry. It reviews required fields and maintains the professional listing record.
- You handle your sale. You remain responsible for showings, buyer questions and negotiations within the scope of the listing agreement.
- Changes go through the brokerage. Request price, photo or description updates rather than trying to edit the MLS yourself.

How Does Listing Information Reach Zillow and Realtor.com?
After brokerage entry, listing information may be distributed to Zillow, Realtor.com and other public websites under applicable permissions and data-distribution agreements. Professional MLS access, broker website display through Internet Data Exchange (IDX), and consumer portal distribution are different channels.
Each website controls its own timing, layout and inquiry routing. Updates may arrive at different times, and appearance on every website is not guaranteed. Data sharing does not mean a listing is separately entered into every listing system or displayed on every local public portal.
Can Sellers Change Their Listing?
Yes. Send price changes, replacement photos, description corrections and showing updates to the listing brokerage. Our packages include unlimited listing changes, subject to applicable rules and brokerage review.
How Much Does an Adirondack Champlain Valley MLS Listing Cost?
These are our brokerage listing-service package prices, not fees the MLS sells directly to homeowners:
- Standard, $149: 6-month listing term, up to 25 photos.
- Premium, $188: 12-month listing term, up to 50 photos, Open House Alerts included.
Direct placement through Adirondack Champlain Valley MLS is not included in the Standard or Premium package. It is offered as an optional, separately priced MLS upgrade: the shared $150 Higher-Priced MLS Markets add-on, added on top of your package ($149 + $150 = $299 for Standard, $188 + $150 = $338 for Premium). Placement is not guaranteed until the broker approves your property address. Compare our flat fee packages, and contact us with your property address so we can confirm eligibility before you order. Any buyer-agent compensation is a separate negotiated decision, not part of the package fee.
What Happens When the Property Goes Under Contract or Sells?
Notify the listing brokerage promptly when an offer is accepted, a contract falls through or the sale closes. The brokerage reviews the information and updates the listing status according to applicable requirements. Public websites refresh on their own schedules.
