Hudson Valley Catskill Region MLS serves parts of the Hudson Valley and Catskill Region as a separate listing system from OneKey MLS. A flat fee listing lets a seller obtain brokerage listing entry without hiring a full-service listing agent. Direct placement in HVCRMLS requires an optional, separately priced upgrade, not included in either base package.
FlatFeeMLSNewYork.com is an independent flat fee MLS listing service. We are not affiliated with, endorsed by or partnered with Hudson Valley Catskill Region MLS. This guide explains the environment, not an official MLS offering.
What Is Hudson Valley Catskill Region MLS?
Hudson Valley Catskill Region MLS (HVCRMLS) is the multiple listing service used by participating real estate brokerages in its Hudson Valley and Catskill Region markets. It provides a professional platform for publishing and researching property listings, including village homes, rural properties and residential acreage. HVCRMLS and OneKey MLS are separate listing systems; coverage in the same county does not make them interchangeable.
The listing brokerage maintains the property facts, price, photos, description, showing instructions and status. Other authorized professionals search those records for buyers and market research; sellers do not receive their own professional MLS editing login.
Where Does Hudson Valley Catskill Region MLS Serve?
Common counties served are Columbia, Greene and Ulster, along with northern Dutchess County. The northern Dutchess designation does not imply county-wide coverage. Actual listing availability depends on the property's specific location, applicable MLS requirements and brokerage listing arrangements. We confirm direct placement from the exact property address before accepting an order; a county list is not a guarantee that every address is eligible.
Columbia, Greene, Ulster and Dutchess also appear in OneKey MLS coverage, and Greene County also appears in Global MLS coverage. We preserve these legitimate overlapping markets. Overlapping coverage does not guarantee direct placement in multiple systems. Shared data access or viewing a listing through another platform is not the same as direct placement in HVCRMLS, and does not establish a data-sharing agreement between HVCRMLS and OneKey. HVCRMLS placement requires the optional upgrade and separate brokerage confirmation. See our New York MLS coverage page.
How Does a Flat Fee Listing Get Entered?
After address confirmation and confirmation of the optional upgrade price and availability, choose a package and supply the signed listing agreement, required disclosures, property facts, asking price, description, photos and showing instructions. A participating licensed brokerage reviews the materials and enters the listing under the applicable rules.
- The brokerage handles listing entry. It reviews required fields and maintains the professional listing record.
- You handle your sale. You remain responsible for showings, buyer questions and negotiations within the scope of the listing agreement.
- Changes go through the brokerage. Request price, photo or description updates rather than trying to edit the MLS yourself.
Our listing process explains the service steps, and the New York MLS listing guide covers preparation.
How Does Listing Information Reach Zillow and Realtor.com?
After brokerage entry, listing information may be distributed to Zillow, Realtor.com and other public websites under applicable permissions and data-distribution agreements. Professional MLS access, broker website display through Internet Data Exchange (IDX), and consumer portal distribution are different channels.
Each website controls its own timing, layout and inquiry routing. Updates may arrive at different times, and appearance on every website is not guaranteed. Data sharing does not mean a listing is separately entered into every listing system or displayed on every local public portal.
Can Sellers Change Their Listing?
Yes. Send price changes, replacement photos, description corrections and showing updates to the listing brokerage. Our packages include unlimited listing changes, subject to applicable rules and brokerage review.
How Much Does a Hudson Valley Catskill Region MLS Listing Cost?
These are our brokerage listing-service package prices, not fees the MLS sells directly to homeowners:
- Standard, $149: 6-month listing term, up to 25 photos.
- Premium, $188: 12-month listing term, up to 50 photos, Open House Alerts included.
Direct placement through Hudson Valley Catskill Region MLS is not included in the Standard or Premium package. It is offered as an optional, separately priced MLS upgrade: the shared $150 Higher-Priced MLS Markets add-on, added on top of your package ($149 + $150 = $299 for Standard, $188 + $150 = $338 for Premium). Placement is not guaranteed until the broker approves your property address. Compare our flat fee packages, and contact us with your property address so we can confirm eligibility before you order. Any buyer-agent compensation is a separate negotiated decision, not part of the package fee.
What Happens When the Property Goes Under Contract or Sells?
Notify the listing brokerage promptly when an offer is accepted, a contract falls through or the sale closes. The brokerage reviews the information and updates the listing status according to applicable requirements. Public websites refresh on their own schedules.
